Introduction

Our cottage is a 3 storey period town house situated in central Buxton. We have tried to provide as much information as possible in this statement, but if you have any queries please do call. We look forward to welcoming you.

Pre-Arrival

  • There is information about The Servants’ Quarters on www.theservantsquarters.co.uk .

  • The nearest bus stops are approximately 200 yards away on Buxton Market Place.
  • The nearest train station is Buxton Station 0.5 miles away. There are accessible taxis at the station.

  • Convenience shops are a 5 minute walk uphill to the market place.
  • Boutiques, restaurants and the Opera House are a 5-10 minute walk downhill and through the Pavilion Gardens.

Arrival & Car Parking Facilities

  • There is unrestricted on-street parking to the front of the property.
  • The entrance to the cottage at the front is down 3 small steps 20cm high, 27cm deep, 100cm wide. The front door is hinged on the left and opens outwards, the doorway is 74cm wide and has a threshold step 7cm high.
  • Parking is approximately 5 metres away from the entrance.
  • The access path and front door are lit by an outside light with a photocell sensor which comes on automatically when it is dark.
  • The key for the door is in the coded safety box – details of location and code will be sent to you by us prior to your holiday.
  • The hallway light switch is inside on the right.

First Floor – Front Door, Main Bathroom and Bedroom 1

  • The front door off St James Terrace brings you in to the first floor of the property.
  • The front door is 74cm wide and the key hole lock 105cm high.
  • Immediately inside the property is a small landing 140cm x 110cm with stairs straight ahead leading down to the lounge on the ground floor.
  • The stairs down to the ground floor are fairly steep and narrow being only 75cm wide, 28cm high and 24cm deep (varies on top step). Handrail to the left hand side.
  • Given the age and character of the property the stairs are generally narrow and steep so please take care.
  • To the right of the stairs the hall extends forwards (55cm in width) and round the corner to the right where it opens up (to 117cm in width) with hanging space for coats and space for boots and shoes.
  • There is gas central heating throughout with radiators in all rooms and heated towel rails in the bathrooms.

Main Bathroom

  • Immediately to the right of the front door is the main bathroom.
  • Door width 73cm.
  • Bath and separate walk in shower cubicle. Non slip mat provided in bath.
  • Bath height is 55cm. No bath rails are provided.
  • Shower cubicle 110cm x 70cm has a sliding door with shower tray raised 26cm off the ground.
  • Free space in bathroom free of doors and furniture is 110cm by 150cm metres.
  • Toilet seat height 42cm.
  • Space to right of toilet is 150cm, space to the left of toilet is 27cm.
  • Flooring is tiled with a bath mat.
  • Good colour contrast between floor walls and furniture.
  • Wash basin is on a pedestal.

Bedroom 1

  • Opposite the coat hooks is the doorway to Bedroom 1.
  • Door width 70cm.
  • Superking size bed provided 6ft wide.
  • Bed height 70cm floor to top of mattress.
  • Non feather duvets and pillows provided.
  • Largest transfer space available left or right of bed is 125cm.
  • Bed is moveable if more space is required at either side.
  • Chest of drawers is 75cm high. Bedside tables are 60cm high.
  • Largest free space clear of doors and furniture is 230cm by 125cm.

Ground Floor – Lounge and Kitchen / Dining Room, Back Door to Courtyard Garden

Lounge

  • Door width 79cm.
  • The two settees are 90cm wide and 120cm wide, they are heavy but movable with care.
  • There is a free space of 270cm x 200cm clear of doors and furniture.
  • There is wood effect flooring with a rug in the centre of the room.
  • Furniture is moveable.
  • TV with remote control. Freeview, DVD player, and idoc.
  • Mains operated smoke alarm fitted in the lounge.

Kitchen

  • The worktop height is standard approximately 92cm.
  • Electric oven door is drop down with gas hob above at standard height.
  • Sink is at a standard height with cupboards underneath.
  • Standard size front loading washing machine/ tumble dryer and dishwasher are provided.
  • A round table measuring 110cm in diameter and 76cm high to top of table (63cm high to lowest point under table) with 4 chairs.
  • Lighting is spotlight bulbs on ceiling, with under unit lighting.
  • 230cm x 100cm free space between all furniture and worktops.
  • Good contrast between floor, cupboards and other surfaces.
  • Under counter fridge/ freezer available.
  • Microwave available.
  • Flooring is water resistant wood effect flooring.

Second Floor – Landing, Bedroom 2 and Ensuite Shower Room  

Landing

  • Narrow stairs 67cm wide, 29cm high and 24cm deep (depth varies round corners) lead up from the first floor hallway to the second floor landing. These stairs go round two corners making the stair treads narrow at points.
  • Smoke alarm fitted on landing.
  • Children welcome but stair gates not provided due to unusual stair dimensions.
  • Large landing / study area on the first floor leads through to bedroom 2.
  • The locked door off the landing is for the airing / boiler cupboard.

Bedroom 2

  • Door width 67cm.
  • King Size bed provided 5ft in width.
  • Bed height 56cm floor to top of mattress.
  • Non feather duvets and pillows provided.
  • Largest transfer space available left or right of bed is 110cm.
  • Bed is moveable if more space is required at either side.
  • Chest of drawers is 75cm high. Bedside tables are 59cm high.
  • Largest free space clear of doors and furniture is 190cm by 110cm.

Ensuite Shower Room 

  • Door width 65cm.
  • Shower cubicle with sliding door. Low profile shower tray with 8cm lip. Non slip mat provided in bath.
  • Free space in bathroom free of doors and furniture is 180cm x 70cm.
  • Toilet seat height 42cm.
  • Space to right of toilet is 40cm space to left of toilet 20cm.
  • Wood effect floating floor suitable for bathrooms.
  • Good colour contrast between floor walls and furniture.
  • Wash basin is on a pedestal.

Courtyard Garden

  • Small courtyard garden with terraced patio can be accessed by a stable door from the kitchen.
  • Several level changes in the garden, uneven surfaces and narrow steps.
  • Flight of steps 130cm wide 20cm high and 23cm deep lead back up to St James Terrace.

Additional Information

  • Information folder is produced in size 12 font.
  • Good mobile phone reception.
  • The cottage is no smoking throughout.
  • Sorry no pets.
